I just recently got an e-mail from a realtor in another state saying he had 8 properties for sale as a package that generated $4,500.00 per month in rental income. He went on to show 8 different properties that were all single family dwellings except for one with three units. The selling price for the 8 properties was $125,000.00. Not bad. The total purchase price will be paid off in 2.5 years.
I am in the process of putting together a similar set of properties from San Diego, County and upon completion will be looking for a group of 5 to 8 investors to purchase the group in an LLC so there is no liability other than the investment in the LLC. I would imagine the amount to purchase will be more than $125,000.00 probably about 1.4 million but the concept will probably work better in San diego than in the area the other realtor was talking about.
